How to Evaluate a Builder Before Signing a Contract

How to Choose the Right Commercial Builder

Start with relevant experience

Ask for examples that resemble your proposed project in scale, use and constraints. A portfolio image can start the conversation, but it does not explain the builder’s role. Ask what work the firm performed and whether you may speak with a reference about that specific project.

Verify the documents that matter

Confirm the licensing and insurance requirements that apply to your project and location. Request current documentation and verify it through the appropriate authority or provider. Do not assume that experience in a neighboring jurisdiction proves eligibility for your project.

Compare the same scope

Ask each builder to explain inclusions, exclusions, allowances and unresolved assumptions. Clarify who provides design, permitting, site work and specialist services. A lower total is difficult to interpret if one proposal omits work included in another.

Understand how decisions will be made

Identify your regular contact, the meeting schedule and how progress will be documented. Ask how proposed changes are priced and approved, how issues are escalated and how schedule updates are communicated. A clear process makes it easier to see what needs your decision.

Review completion and follow-up

Discuss the final walkthrough, outstanding items, required approvals and the documentation you will receive. Review actual contract and warranty terms with appropriate professional advice where needed. Be cautious about broad verbal promises that are absent from the written agreement.
